This course is designed to improve the licensed Home Inspector’s understanding of basic principles necessary to recognize problems in plumbing and gas systems in residential properties. You will be trained to make observations and judgments regarding acceptable installation and operation of systems, as well as requirements for fixtures, materials, water temperature, pipe sizing, and venting. Basic observations will be made from CMR 248 Fuel Gas and Plumbing Code as it relates to Home Inspection. (3 contact hours)

Instruction will focus on recommended methods for conducting a home inspection, with advice on setting up the checklist so that all important components are covered. Participants will learn how to look for, identify, and follow up on indications of a possible problem. The significance of new roof shingles that are lifting, tall foundation shrubs, foundation mud trails, darkened and streaked exterior shingles, for example, will be discussed as possible indicators of hidden damage. Aspects of insect damage, water damage, electrical and structural problems will be addressed. This course is for Licensed Home Inspectors. (2 contact hours)
